After registration and registration of rights to common shared property, residents can use the adjacent territory, including for commercial activities.

More than 20 hectares of land in residential areas have been cadastralized at the expense of the city budget. This was stated by the Deputy Mayor of Moscow for Economic Policy and Property and Land Relations Vladimir Efimov

“Previously, land surveying and cadastral registration activities were carried out at the request and at the expense of residents, since August 2019 the city began to carry out this work at the expense of the budget. During this time, decisions were made to register land plots under 103 apartment buildings on the cadastral record. Of these, 23.2 hectares of land have already been registered, which belong to 45 apartment buildings. Residents of these houses can register land plots in common shared ownership and use them at their own discretion, including even for commercial activities. We plan to put the rest of the land plots on the cadastral register by the end of this year, ”the deputy mayor said.

It is possible to register the land under the apartment buildings on the cadastral register only if there is a block survey project. Its development takes place at the expense of the city. “Cadastral registration of land plots, like any other real estate, is necessary for securing ownership. The decision to register a land plot under an apartment building on cadastral registration is made by the owners of the premises and is not an obligation. As soon as the land plot is put on the cadastral register, the owners of the premises will be able to use the adjacent territory at their own discretion. Cadastral work takes 85 working days, but the period may be extended in the event of a decision by Rosreestr. Moreover, the total period of work does not exceed six months.

After the land plot is registered in the cadastral register, the owners of premises in an apartment building can apply for state registration of common shared ownership. Applications are accepted in Rosreestr Office in Moscow.
