The one-storey building with an area of ​​171.4 square meters is the oldest part of the Lepekhins’ estate. It is located at the address: Andronievskaya square, house 4, building 3, not far from the Rimskaya metro station. In the neighborhood there is an already renovated outbuilding of the estate.

The future tenant will have to carry out a high-quality large-scale restoration in order to return the building to its historical appearance. After that, the rent will be calculated at a reduced rate.

Previously, the building had already been put up for auction, but the contract was terminated by mutual agreement at the stage of preparation for restoration. The reason was the transit heating main, owned by third parties. For the new auction, the consent of the owner of the heating main to carry out the work was obtained.

The Lepekhins’ city estate has the status of a cultural heritage site of regional significance, so all work will be carried out under the control of the Moscow City Heritage Site.

Bids for tenders in electronic form are accepted until March 19, 2021, and the auction itself will take place on March 26.
