The works will take place in buildings 1 and 27 on Leningradsky Prospekt.
In the Begovaya district this year, it is planned to renovate the roofs of two residential buildings recognized as cultural heritage sites. These works are part of a large-scale regional overhaul program.
Thus, the renovation will take place in the building at the address: Leningradsky Prospect, house 1. This residential building in the Stalinist Empire style was erected in the 1930s for the employees of the Moscow-Volga Canal Shipping Company, and in 1953 it was rebuilt by architects Mikhail Gotlib and Bronislav Khilkevich for employees Ministry of Railways. The abundance of decor was associated with the desire to visually unload a large building with a dense grid of windows. On the central facade, the architects placed large bay windows, which were not originally included in the project. Apartments with higher ceilings and mezzanines under the cornice appeared in the high-rise part.
In addition, it is planned to renovate the roof of the historic building at 27 Leningradsky Prospekt. This six-story building was erected in 1940 by architects Andrei Burov and Boris Blokhin. The facades are composed of vertical blocks of two types, which were produced at the factory, and only assembled at the construction site. Some of the blocks are decorated in gray marble, with round medallions at the top. Lattice blocks, outwardly similar to flowering trees, fence off the space of the loggias that are in the kitchens. Their design was invented by the artist Vladimir Favorsky. Thanks to them, the building was called an openwork house. Its unusual decorations made it look like an Art Deco structure.
During the repair, the workers will completely change the roofing of the pitched roof, repair the drainage system, and in the places where it is provided for by the design documentation, they will insulate the attic floors, which will increase the energy efficiency of the building as a whole. For this, mineral wool slabs are used, which are a modern heat insulator.
When repairing pitched metal roofs, if necessary, the battens, rafters and mauerlat, hatches and exits to the attic and the roof are changed, all wooden structures are treated with fire retardant compounds.
When carrying out a comprehensive repair of pitched metal roofs, the attic floor is insulated to restore the temperature and humidity conditions of the attic space.
In addition, residents of historic buildings pay for overhaul as much as the owners of apartments in standard buildings, although often the work is more expensive. This is possible thanks to city subsidies – Moscow allocates additional funds for restoration and repair cultural heritage sites in the housing stock.
Only contractors with special licenses from the Ministry of Culture of the Russian Federation are allowed. During the overhaul, the facilities are regularly checked by specialists Department of Cultural Heritage of the City of Moscow… Operational, intermediate and acceptance monitoring is carried out by construction control staff.
The goal of the regional program is to repair the common property of apartment buildings. We are talking about the renovation of facades, elevators, roofs, foundations and utilities.
