In 2021, 183 facades of residential buildings in the southern district of the capital will be overhauled. Eight buildings located in the Danilovsky District are cultural heritage sites. The work will take place within regional program for the overhaul of apartment buildings

Renovation of facades is carried out only at a stable positive temperature. So, this year the bulk of the work is planned for the period from April 21 to September 20.

Specialists use modern reliable building materials and professional equipment. This allows you to make quality repairs on time. However, the duration of the work depends on the type of house, the area of ​​its facade and on the complexity of the architectural decor. In order not to disturb the peace of the residents, they follow the rules for maintaining silence. So, noisy work is carried out exclusively during daylight hours. In addition, the adjacent territory is regularly cleaned. The courtyard remains clean and comfortable even during the overhaul of the facade.

As the Deputy Mayor of Moscow in the Moscow Government Pyotr Biryukov said earlier, this year the city plans to overhaul 1,300 facades of residential buildings. For each type of facade, a special technology has been developed that allows to fully restore the technical characteristics and appearance of the building. So, experts clean the facades of brick houses from cracked paint and plaster, repair them, and then reapply the outer coating. At the same time, paints for the facade, which are used during the overhaul of houses in the capital, have a high vapor-permeable property.

During the overhaul of the facades of panel houses, the geometry of the panels is first corrected, then they are repaired and the interpanel seams are closed. At the final stage, the facade is primed and painted in two layers.

The most difficult thing is the repair of the facades of houses faced with small-sized ceramic tiles. They were built in Moscow from the 1960s to the 1970s. For the repair of this type of facade, polymer-cement mixtures will be used on reinforcing nets. First, the ceramic panels will be examined, chips will be revealed, and tiles that do not hold well will be removed. Then the dirt is cleaned and the outer layer of the glazed tiles is removed.

After that, the specialists will open the interpanel seams, take out the insulation from there, and treat the bare reinforcement with an anti-corrosion compound. If necessary, they will recreate the geometry of the slab, insert insulation and close the seam with mastic. Then the tile will be covered with a primer, and when it dries, an adhesive will be applied and a reinforcing mesh will be installed. It is needed to relieve excess stress that occurs under the influence of temperature. Temperature fluctuations between day and night can lead to cracking.

Textured plaster and facade paint are applied over the mesh. And at the last stage, the interpanel seams are sealed and colored plaster is applied to the facade. The renovated facade will last at least 30 years. This is confirmed by climatic tests, the technology has successfully shown itself in various regions of Russia.
