Experts explained why even in summer it is not worth changing the batteries on your own, which heating devices are not considered the property of residents, and why look at the technical documentation of the house when selecting radiators.
Specialists Moscow Housing Inspection explained how to properly change the batteries in the apartment. In particular, it is necessary to contact the management organization to replace the radiators. Regardless of the season, the batteries contain a coolant (specially prepared industrial water, purified from salts and other impurities so that deposits do not accumulate on the pipe walls) under pressure, so replacing the pipes yourself can be dangerous.
When the heating season ends, the water is no longer supplied heated, but remains in the system and protects it from corrosion. When replacing heating devices, it is necessary to drain the water from the heating system (followed by filling).
To disconnect risers, you must contact the management company in advance and write a statement.
Who owns the batteries and who pays for repairs
Not all heating devices in an apartment are considered the property of residents, so they cannot be replaced without good reason. Apartment owners are responsible for pipes that can be dismantled without damaging the entire building heating system. In this case, the branches from the risers are equipped with valves or shut-off devices that allow not to disturb the circulation of the coolant in the building system. The management organization is responsible for the heating devices of the common property, therefore, if they corrode, leak, or in an emergency condition, such devices should be repaired or replaced free of charge.
Attention to performance
When choosing new heaters, it is also recommended to contact the management organization for help. There is information about what parameters of heating devices are provided for each apartment in the house.
New heating devices must comply with the characteristics of the heating system provided for in the technical documentation for the house.
