For eight months of 2021, following the auction results, the city entered into 1,014 contracts for the sale and purchase of non-residential facilities. This is 11 percent more than in the entire 2020, when 898 transactions were made, and almost twice as much as in 2019, when 522 contracts were signed.
“The capital real estate, offered to the participants of the city tenders, is in constant demand. So, from January to August 2019, 286 contracts for the sale and purchase of non-residential facilities with an area of 38.3 thousand square meters were concluded for a total amount of 2.5 billion rubles, and for the same period last year – 583 contracts for facilities with an area of 52.9 thousand square meters for a total amount of 3.4 billion rubles. This year, there have already been 1,014 – almost twice as many as last – transactions for the sale of real estate with an area of 60.6 thousand square meters for 4.5 billion rubles, ”said the Deputy Mayor of Moscow for Economic Policy and Property and Land relations
In many respects, the increase in the volume of sales in the capital’s real estate was facilitated by internal, interdepartmental changes in the process of preparing lot documentation and external adjustments aimed directly at the bidders. So, in 2021, it became possible to conclude sales contracts with the only party to the transaction through a public offering and an auction. Also, starting this year, you can conclude an agreement with the bidder for the lot, who made the penultimate price offer during the sale without announcing the price, if the winner refused to complete the deal.
The most active trading participants were recorded in August. Then there were 285 transactions in the amount of 731 million rubles. In March, 252 sales and purchase agreements were signed for a total of 938.3 million rubles, in April – 182 agreements for one billion rubles.
“In January-August 2021, the largest number of real estate objects were sold in the south-west of the city – 503 sales and purchase agreements for 693 million rubles were concluded for them, in the west of the capital – 114 transactions for 281 million rubles and in the north-east – 68 purchase agreements – sales for 353 million rubles. At the same time, the largest sold property – premises with an area of over 1.7 thousand square meters – is located in the Central Administrative District on Srednaya Pereyaslavskaya Street. The new owner paid the city more than 120 million rubles for it. And the investor bought the most modest in terms of footage with an area of 4.6 square meters, located in a busy place near the Profsoyuznaya metro station, for 11.5 million rubles in the South-West Administrative District, “said the Minister of the Moscow Government, head of the City Property Department.
By the end of the year, it is planned to prepare about 700 more real estate objects for city auctions – these are parking spaces, non-residential premises and buildings.
Since 2020, the entire process of selling urban real estate, including parking spaces, has been converted to electronic form. Now the sales contract and the act of acceptance (transfer) attached to it are drawn up in digital format. Submission of documents for registration of ownership in Rosreestr is also an online procedure, which is carried out by employees of the City Property Department without the participation of the buyer.
