“The demand for capital real estate from investors is growing. From January to September 2019, 382 non-residential facilities with an area of ​​64.7 thousand square meters were sold at the auction, and over the same period last year – 651 objects with an area of ​​56.12 thousand square meters. During the nine months of this year, 1302 transactions for the sale of real estate with an area of ​​80.8 thousand square meters have already been completed. The greatest demand for urban non-residential premises was noted by individuals – 68 percent of transactions, legal entities purchased about 17 percent of lots, individual entrepreneurs – 15 percent, ”he said.

The increase in sales of urban real estate was influenced by changes in the preparation of lot documentation and bidding. Since 2020, the entire process of selling and leasing residential and non-residential premises (from filing an application to state registration of the contract) has been transferred to electronic form. Potential buyers now have the opportunity to make 3D tours and inspect objects online.

About half of the objects sold at the auction for the nine months of this year – 632 non-residential premises – are located in the south-west of the capital, 119 objects in the closed joint-stock company and 87 in the North-East Administrative District.

“The average area of ​​non-residential properties sold at auction in January-September amounted to 63 square meters. The largest object was a premise with an area of ​​more than 1.7 thousand square meters on Srednaya Pereyaslavskaya Street in the Central Administrative District, completed in June. In the same month, another investor purchased the smallest facility with an area of ​​4.6 square meters near the Profsoyuznaya metro station in the South-West Administrative District, ”said the head of the capital
