For the construction of houses in the Basmanny District, five launch sites were selected, on which more than 38 thousand square meters of housing will appear.

In the Basmanny district, the construction of a house on renovation program… Examined him Sergei Sobyanin, he congratulated Muscovites on their future housewarming. It is planned that the first tenants will move to the new building in January 2022.

“The house has been rented out, you will soon get an apartment and move in, so congratulations on your future housewarming. The house turned out to be gorgeous – with an underground garage, its own site, a closed yard, and a good finish. A house of such a business level, ”said the Mayor of Moscow.

The future tenants also appreciated the quality of the new buildings and apartments.

“It’s amazing that under the government program we are actually getting business-class housing. Huge entrance lobbies, high ceilings, balconies, kitchen, – said Elena Korobova, a participant in the renovation program. – We have been living in this area for a long time, this is a native place, everything is convenient here, but the houses are very old, indeed, it is already impossible to live there. And the new house is actually in the same area, but housing of a different level. “

In total, 26 houses are to be resettled in the Basmanny District, 3.5 thousand residents will receive new apartments. For the construction of new housing, five launch sites have been selected here, on which 38.1 thousand square meters of housing will be erected.

A new building on Baumanskaya Street (house 47) was commissioned on October 27 this year. Construction, design or development of urban planning documentation is underway at the other four launch sites.

A multi-storey residential building with underground parking was built according to an individual project and consists of five sections with a height of 6-10 floors.

The modern building blends seamlessly with the surrounding buildings. The house is decorated in black and white, and the windows of one of the facades are made in the form of an arch. Loggias and balconies are glazed. All apartments have a metal basket for the air conditioner, which will preserve the appearance of the building in the future.

Smart metering devices, underground parking and security system

The new building has 274 apartments, including 115 one-room, 127 two-room, 29 three-room and three four-room. Their total area is 15.1 thousand square meters. Improved finishing of apartments and common areas has been carried out in accordance with the requirements of the renovation program. Five apartments are equipped for wheelchair users. The width of the corridors and doorways was increased there, and special plumbing fixtures were installed.

In the underground parking for 155 cars, you can go down by elevators directly from your floor. Residents of the house will be provided with parking spaces with a 40 percent discount.

On the non-residential ground floor with modern stained-glass windows, there are technical services, wheelchairs, concierge workplaces, as well as premises for offices, shops, pharmacies, cafes, beauty salons, circles and sections for children. You can get there through the entrance, which is located on the outside of the house.

The new building on Baumanskaya Street, like other houses that are being built under the renovation program, is equipped with smart household and apartment-based metering devices for cold and hot water supply, heat supply, electricity with the ability to automatically transfer data to city information systems. This will significantly reduce the cost of house maintenance and utility bills.

The building has modern automatic video surveillance and fire alarm systems to ensure security.

A comfortable and safe environment for all residents, including small children and people with limited mobility, has been created in the courtyard.

“At one time we said what standard the housing would be, even showed what houses, what apartments, what finishing materials would be. We are trying to ensure that these buildings improve the appearance of Moscow in terms of architecture, and not worsen it. In this area, if you look around the perimeter, this is still the central area of Moscow, housing is expensive. But there is no such quality of houses nearby, ”stressed Sergei Sobyanin.

It is planned that at the beginning of next year, 237 families will begin to move into the new building on Baumanskaya Street. These are 577 residents of three houses on Gospitalniy Val: house 3 (built in 1960), house 3, building 1 (built in 1964) and house 5, building 10 (built in 1933).

The Resettlement Information Center, where prospective newcomers can receive the assistance they need, is located on the first floor of the new building.

Renovation program in Moscow

The renovation program was approved on August 1, 2017. It includes 5176 houses – about 350 thousand apartments with a total area of 16.4 million square meters, in which almost one million people live.

The first new settlers moved into new homes in February 2018. Today, the resettlement of residents of 366 houses in 130 newly-built houses is underway or completed. In total, 55.6 thousand residents are moving, of which 44.1 thousand people have already moved to new apartments.

To help the participants of the renovation program, information centers operate during the resettlement. There you can get advice from representatives of the Moscow City Property Department, the Moscow Residential Development Fund, the prefecture, the management company, and the general contractor. Those who need help with moving.

For the implementation of the renovation program, 533 launch sites were selected, on which 8.4 million square meters of housing will appear. They are located in all administrative districts of the city as close as possible to the five-story buildings included in the program.

Already built 161 residential buildings with a total area of 2.1 million square meters. The design and construction of 306 houses with a total area of 5.5 million square meters is in progress.

“Housing under the renovation program should be more industrial in terms of preparing the main structural elements and even partly finishing and engineering work, so that this can be done not on construction sites, but on a factory site. This increases labor productivity, reduces the number of people required. They are workers of a different quality, with a different salary, fewer migrants, “said Sergei Sobyanin.

The general director of the Krost concern, Aleksey Dobashin, added that the number of migrants at construction sites has decreased by 15 percent over the past year. Highly qualified specialists earn from 120 to 150 thousand rubles a month.

According to Sergei Sobyanin, it is necessary to further increase labor productivity, to attract Russians from nearby regions, to raise wages and create decent working conditions.
