A technopark, a public and business complex, residential buildings and social infrastructure will appear on an abandoned territory in the north-east of Moscow. The investor will invest over 45 billion rubles in the project.
For the reorganization of the site of the former industrial zone Altufevskoe Shosse, the investor began to develop a project for the planning of the territory. Its total area is 29 hectares. This was announced by the Deputy Mayor of Moscow for Economic Policy and Property and Land Relations Vladimir Efimov.
“Thanks to the Altufevskoe Highway redevelopment project, a modern urban cluster with an environmentally friendly technopark, a multifunctional public and business complex, comfortable residential and social infrastructure will appear in the North-Eastern district of the capital. The project will be fully completed in 2035. The investor will invest over 45 billion rubles in the development of the territory. The total building area will be over 720 thousand square meters, ”he added.
According to the head Department of Investment and Industrial Policy of the City of Moscow Alexandra Prokhorova, Earlier on the territory of the former industrial zone Altufevskoe Shosse there were production facilities, warehouses and a parking lot that had stopped their work.
“The implementation of the project for the integrated development of the territory will give the city almost eight thousand jobs and housing for five thousand people. Almost 358 thousand square meters of industrial facilities, about 112 thousand square meters of public facilities and 251 thousand square meters of housing will be built. At the same time, 25 thousand square meters of residential premises will be built under the renovation program, ”the head of the department said.
The investor for this project was identified as a result of the auction. Thirteen companies from Moscow, St. Petersburg, Ufa and Tyumen fought for the right to implement the project at electronic auctions. Construction work on the site will begin in the next two years.
The Industrial Quarters program allows you to bring unused, virtually abandoned urban areas into circulation. The first agreement on the integrated development of the territory in Moscow was concluded in July 2020. The investor will invest 14 billion rubles and transform an area of about six hectares in the former industrial zone Oktyabrskoe Pole. The budgetary effect will be about 1.8 billion rubles. The project is scheduled for six years, but the investor plans to complete the construction by 2024.
In early November 2020, the country’s first auction for the right to conclude an agreement for the integrated development of the territory was held in Moscow, within the framework of which part of the Korovino industrial zone in the north of the capital will be reorganized. In early June, at the XXIV St. Petersburg International Economic Forum, two more agreements were signed on the development of the Kuntsevo territory and the second section of Korovin. In September 2021, the fifth agreement was signed – on the reorganization of the Altufevskoe Highway industrial zone.
