“The area of two plots of the former Ogorodny Proezd industrial zone subject to integrated development is 22.5 hectares. Investors will invest 62 billion rubles in their redevelopment, and annual revenues to the city budget will exceed 3.5 billion rubles. In the future, residential buildings, educational and sports institutions, as well as public and business facilities will be built here. More than 18 thousand new jobs will be created for the city, ”said Vladimir Efimov.
The first section on one side borders on the railway tracks of the second Moscow central diameter, on the other – on Ogorodny passage. The second site is located between Skladochnaya street and a residential complex on Novodmitrovskaya street. Today there are offices, warehouses and car services.
According to the head Department of Investment and Industrial Policy of the City of Moscow Alexandra Prokhorova, on these territories it is planned to build more than 615 thousand square meters of real estate.
“According to the draft decisions, more than 370 thousand square meters of territories can be occupied by educational institutions, schools and kindergartens, sports clubs, shopping centers, banks, cafes and other public and business buildings. On the second site, the investor will build more than 245 thousand square meters of housing, including more than 60 thousand square meters will be allocated for the relocation of residents under the renovation program, ”said Alexander Prokhorov.
Comprehensive development of the territories of the former industrial zones of Moscow within the framework of the project “Industrial quarters”will allow the city to get about 500 thousand jobs and almost three trillion rubles of budget revenues. The total investment in the implementation of projects will amount to more than seven trillion rubles.
The Industrial Quarters project allows the use of virtually abandoned urban areas. The first such agreement was signed in Moscow in July 2020 – this is a project for the integrated development of the territory in the Oktyabrskoye Pole industrial zone on a total area of 5.92 hectares. Investments in the development of the industrial zone will amount to about 14 billion rubles, the budget effect – about 1.8 billion rubles. The project is scheduled for six years, but the investor plans to complete the construction by 2024.
In early November 2020, the country’s first auction for the right to conclude an agreement for the integrated development of territories was held in Moscow, within the framework of which the Korovino industrial zone in the north of the capital will be reorganized. In early June, at the XXIV St. Petersburg International Economic Forum, two more agreements were signed on the integrated development of the Kuntsevo territory and the second section of the Korovino industrial zone. In September 2021, the fifth agreement was signed – on the reorganization of the Altufevskoe Highway industrial zone.
