The growth prospects for the construction of houses on plots for individual housing construction in TiNAO are associated, in particular, with the approval of projects for the development of territories adjacent to the Central Ring Road.

Last year, 700 thousand square meters of housing in houses of individual housing construction (IZHS) were put into operation in the TiNAO. This was announced by the head of the capital Department of New Territories Development Vladimir Zhidkin. This is 1/5 of the total volume (3.8 million square meters) of housing built and put into operation in TiNAO over the past year. This is the first time this has been achieved since 2012.

Previously, an average of 320,000 square meters of private housing was built in TiNAO per year.

“In less than 10 years, more than 3.5 million square meters of housing have already been commissioned in the TiNAO, which consists of houses built on plots allocated for individual housing construction. During this period, more than 15.6 million square meters of housing were commissioned in high-rise buildings. So last year was a record year for the commissioning of housing in the TiNAO,” said Vladimir Zhidkin.

According to him, the construction of private houses in the TiNAO is a promising direction due to the environment, as well as the development of social, road transport and engineering infrastructure in these districts.

“In 2021, citizens purchased and leased 87 land plots from the city with a total area of ​​11.7 hectares for the construction of private houses. They can accommodate buildings with a height of no more than two floors with a construction volume of about 47.5 thousand square meters. The purchase of land for individual housing construction took place as part of a competitive procedure and without bidding, and land lease agreements were concluded through auctions. Subsequently, they can be bought from the city at a discount of 60 percent of the cadastral value of the land,” said the Minister of the Moscow Government, head of the capital

City Property Department Maxim Gaman.

He added that most of the purchased land is located in the Troitsk administrative district – 38 plots. Citizens purchased eight plots in the Eastern Administrative District, four in Novomoskovsky, and two in the North. At the same time, following the results of city auctions in 2021, 35 lease agreements for plots for individual housing construction were concluded. Almost all of these territories – 34 sites – are located in the Troitsky administrative district, one more – in the Eastern administrative district.

The prospects for growth in the volume of construction of houses on plots for individual housing construction in TiNAO are associated by future owners, in particular, with the approval of projects for the development of territories adjacent to the Central Ring Road. This involves the construction of about 460,000 square meters of housing, 133,000 of which are low-rise buildings and private houses.

“Two draft plans have been approved. The first concerns part of the territories of the settlements of Pervomaisky, Krasnopakhorsky and Mikhailovo-Yartsevsky (Central Ring Road, west), the second – the settlements of Krasnopakhorsky and Shchapovsky (Central Ring Road, east),” said Vladimir Zhidkin.
