Since 2015, as part of the capital’s housing overhaul program, 23 houses with mezzanines have been restored. Each of them is a decoration of the area. The peculiarities of repairing such buildings were discussed at the Moscow Municipal Services Complex.

The capital’s capital improvement program is one of the largest housing modernization projects in the world. It includes over 29 thousand houses with a total area of more than 290 million square meters. Among them there are buildings with original structural elements, such as mezzanines. These are superstructures over the middle part of houses, representing additional residential mezzanines.

The mezzanine was erected not only to increase the area, but was also one of the main decorations of the building. It came into fashion after the fire of 1812. Houses with a mezzanine could be seen both in urban and country estates. They belonged, as a rule, to landowners or merchants; later, prominent teachers, pedagogues and other representatives of the Soviet intelligentsia lived in them. Vivid examples of such metropolitan masterpieces of architecture are the houses located on Chasovaya, Mantulinskaya and Oktyabrskaya streets.

As part of the overhaul program, a six-story residential building at the address: Chasovaya Street, building 17 was renovated. The roof was restored, the entrances were put in order and the engineering systems were replaced. For the convenience of residents, the façade was repaired in stages. First, the surfaces were washed and cleared, and the cracks were repaired. The wet areas were treated with an antiseptic composition. Next, the plaster layer was put in order and the architectural elements were restored. The façade and decorative elements were painted light yellow, as was the case during construction. Having done the basics, the craftsmen tidied up the base and slopes, the entrance lobbies, and replaced the ebb and flow pipes of the external drainage system.

The house was built in 1950 according to the design of the architect Zinovy Rosenfeld. There are six bay windows from the ground floor to the cornice. The side parts of the roof are decorated with lucarnes, and the central section is crowned with a mezzanine. For many years, the Soviet American historian, Doctor of Historical Sciences, Professor Lev Zubok lived here.

House on Mantulinskaya Street

In addition, the craftsmen also tidied up a five-story apartment building on Mantulinskaya Street (house 12). They repaired the facade, roof, entrances, basements, and replaced utility networks.

Of interest were the works to restore the façade of the first half of the 20th century. The specialists were faced with a task: while restoring the façade structure, it was necessary to painstakingly and carefully preserve the historical features of the building.

First, the craftsmen cleared and washed the outer walls and put the brickwork in order. After this, the wet areas were treated with an antifungal compound and the façade was painted. Then the architectural elements were repaired. Finally, the drainpipes were replaced and the basement was updated.

The house was built in 1926 and became part of the workers’ village of Nizhnyaya Presnya. A group of young specialists worked on projects of objects of different architecture that formed eight residential neighborhoods. The style of the five-story residential building on Mantulinskaya Street refers to rational constructivism – the symmetrical facades are vertically highlighted by blades and horizontal interfloor belts at the level of the fourth and fifth floors, and there is a crowning cornice along the perimeter of the building. Each of the five sections is completed by a mezzanine.

House on Oktyabrskaya Street

In 2024, specialized specialists from the Moscow municipal services complex will restore the pristine beauty of another old building, which is located at Oktyabrskaya Street, building 38, building 4. The roof and basement will be repaired here, and internal communications will be replaced. Work is planned to clear, repair the smooth and plaster layer of the facade, seal cracks, treat the walls with an antiseptic and paint. Decorative elements will be restored: columns, platbands, cornices, belts and entrance portals. Upon completion of the main work, specialists will replace drainpipes, update the basement, and repair balconies.

This six-story residential building was built in 1926 according to an individual project with pronounced features of the neoclassical style. The building has a simple shape, the first floor and corners of the house are rusticated, rectangular projections with columns and bay windows on the sides create vertical accents on the plane of the facade. Between the fourth and fifth floors a multi-profile cornice stands out. Some of the window openings are emphasized by elegant platbands, window sills and sills. The building is completed by a cornice with denticles and a pair of mezzanines on the roof, which are decorated with pilasters with capitals.

The restoration of houses decorated with mezzanines as part of the capital’s housing capital renovation program continues. Many of these memorable objects are expected to be updated in the near future.
