In 2024 in the Western Administrative District (ZAO) of the capital 242 houses will be put in order under the program of capital repair of the housing stock. This was told in the Moscow municipal economy complex.

The oldest

The oldest building included in the overhaul program in ZAO was built in 1936. It is a six-story apartment building built according to an individual project in the style of Soviet neoclassicism. It is located in the Dorogomilovo district opposite the famous Borodino Panorama, at the address: Kutuzovsky Proezd, 4. The building has a simple form, but its facades are distinguished by complex plasticity with an abundance of decorative elements. The center of the house is one floor higher, it is decorated with four risalites with pilasters.

During the overhaul, the building’s facade and entrance groups will be tidied up, and windows will be replaced. The walls will be cleaned of accumulated dirt, brickwork will be repaired, and plaster will be applied. If necessary, architectural structures will be restored. Beige color and “dark blond” shade are chosen for painting the facade. Specialists will also repair the crowning cornice and balconies.

The longest

The longest building in the west of the capital among those expecting overhaul this year is also in Dorogomilovo district. It is located at the address: Kutuzovsky Prospekt, 30, not far from the theater “Peter Fomenko’s Workshop”. The house has 22 entrances. In addition, it has the largest area among those being repaired in the district – almost 65 thousand square meters.

The building in the Soviet neoclassical style was erected in 1953 according to an individual project. It has a complex shape and different storeys (from seven to 11 floors), as well as an inner courtyard. The corner volumes of the building are decorated with modular cornices and balustrades.

To restore the building, a special project was developed and modern technologies and materials were selected. Specialists will repair the facade and roof, replace engineering systems. The walls will be cleaned and washed, antifungal protection will be applied in places where they get wet. After that, hydrophobization will be carried out to protect against the effects of precipitation. The exterior and interior facades will be painted in the shade “light yellow wheat”.

In addition, experts will restore lost parts of architectural elements: cornices, pilasters with bas-reliefs, pinnacles. Special attention will be paid to the colonnades located on the upper tier at the corners of the house. Entrance groups and balconies will also be put in order, flower beds on the facade will be renewed, the roof will be repaired. The roof covering will be completely replaced, local overhaul of the rafter system will be carried out. The attic rooms will be insulated with mineral wool boards with high thermal insulation.

One of the highest

The overhaul program also included a building on Kuntsevskaya Street (house 8, building 1). It is a 17-story panel house of simple shape with facades faced with ceramic tiles without decorative elements. It was erected according to a standard project in 1984.

Repair work has already started here. Specialists wash and clean the walls from dirt, repair and replace ceramic tiles on the facade if necessary. It is distinguished by such shades as “signal white” and “blue koelin”. During the works, the color of the tiles will be renewed. In addition, modern doors will be installed in the entrance groups, and new screens will be installed on balconies and loggias. Balcony slabs in the house have already been renewed, windows have been replaced.

The Moscow capital repair program is one of the most ambitious housing modernization projects in the world.
