In the first quarter of 2024, decisions were approved on the integrated development of territories (CDT) with a total area of over 122 hectares, which are located in nine administrative districts. Their reorganization will be carried out by real estate rights holders, KRT operators and investors determined based on the results of the auction. This was announced by the Deputy Mayor of Moscow for Economic Policy and Property and Land Relations Vladimir Efimov.

“Since the beginning of the year, the city has approved redevelopment projects for 17 sites of former industrial zones and inefficiently used areas. It is planned to build more than 2.8 million square meters of real estate on them, of which more than 2.1 million square meters are housing, including under the renovation program, over 38.6 thousand square meters are new industries, and more than 712 thousand square meters are public and business real estate, including schools, kindergartens, sports and other facilities. As a result of the implementation of the projects, more than 17.4 thousand jobs will be created,” said Vladimir Efimov.

Now in these territories there are old warehouses, parking lots and other objects that do not benefit the city and Muscovites. In their place will appear modern neighborhoods with environmentally friendly industries, residential buildings and the necessary social and commercial infrastructure, as well as comfortable public spaces – landscaped parks and public gardens. 10 territories will be reorganized by city operators, and seven with the participation of investors.

“The largest territory with an area of 39.7 hectares is located on the banks of the Moscow River in Pechatniki. Now there are offices, warehouses and car services there. The site will be able to reorganize the rights holders of the objects located on it. A modern city block will appear, where more than one million square meters of housing and about 415 thousand square meters of public and social real estate will be built, for example, an educational complex for 1.5 thousand schoolchildren and 675 kindergarten students, ambulance and emergency medical care substations, offices, shopping centers , shops, bank branches, cafes, restaurants and berths for small vessels. Almost 9.3 thousand jobs will be created,” noted the Minister of the Moscow Government, Head of the City Property Department

Maxim Gaman.

Another large project will be implemented in the Losinoostrovsky district by the city operator. The territory of 20.72 hectares includes two sections with different functions. Almost 118 thousand square meters of modern housing will be built there for the resettlement of participants in the renovation program and other urban needs, more than 20.5 thousand square meters of public and business real estate, including a school for 250 students, a kindergarten for 150 students, as well as sports facilities and bank branches , cafes and restaurants. About 270 jobs will be created.

The smallest site (0.29 hectares) of those approved in the first quarter of 2024 is located in the Cheryomushki area on Kakhovka Street. The operator will build 9.5 thousand square meters of housing there for participants in the renovation program and other urban needs. The first non-residential floors will house shops and service businesses, which will create about 30 jobs.

According to the program of integrated development of territories, multifunctional city neighborhoods are created, where roads, comfortable housing and all the necessary infrastructure are designed on the site of former industrial zones and inefficiently used areas. Currently in Moscow there are 228 KRT projects at various stages of implementation with a total area of about 2.7 thousand hectares. Development of projects is underway on behalf of Sergei Sobyanin.
